Position Summary

Job Summary

The primary responsibility of this role is to contribute to the growth success of the overall company by managing the Real Estate department.

 

Responsiblities include, but are not limited to:

 

  • Site Selection & Acquisition: Deploy the strategy for planning and managing the processes of identifying sites for new and relocating restaurants, negotiate LOIs, leases, and handle lease assignments to align with brand and operational goals.
  • Market Analysis & Trends: Conduct market research, evaluate demographic trends, property location, local economy, occupancy rate, competition, market rent rates.    
  • Negotiation & Renewals: Negotiate LOI & new leases, manage lease renewals and renegotiate lease terms to ensure favorable outcomes for brand and operators.
  • Project Oversight: Oversee real estate projects from inception to completion, ensuring timelines and agreements are met, and smoothly transition projects to the construction team.
  • Planning & Growth: Deploy strategies for market growth, develop and execute detailed market plans, and oversee real estate activities to support business expansion.
  • Operational Excellence: Ensure the successful execution of strategies for profitability, maintain accountability for compliance, and drive the real estate department forward with enhanced analytical capabilities.
  • Relationship Building: Build strong relationships with brokers, owner-operators, and stakeholders to maintain effective communication and business growth.
  • Travel: Travel as needed for site visits and events.
  • Confidentiality & Compliance: Adhere to confidentiality standards, follow FTC guidelines, maintain compliance with internal policies, and manage proprietary information appropriately.
